Odoo for trading & real estate: Margin per shipment, per deal, per property. Not per quarter.

We set up Odoo for businesses that buy and sell across borders or rent and sell property, where currency, costs and contracts decide the margin.

What we hear, and how Odoo answers it

  1. “We find out the real margin months after the shipment.”

Freight, duty and insurance invoices arrive late and never get allocated back to the goods they belong to.

    Landed costs on every shipment

Odoo Inventory's landed costs spread freight, duty and insurance across the goods received, so stock value and margin reflect what the goods really cost.

    • Accounting
  2. “Currency swings eat the profit we thought we'd made.”

Orders are priced in one currency, paid in another and booked in a third, and exchange differences are worked out in a spreadsheet.

    Multi-currency done properly

Odoo Accounting handles quotes, orders, invoices and bank accounts in different currencies, with automatic rates and exchange gains and losses booked as they happen.

    • Sales
  3. “Our people quote prices from old price lists.”

Customer-specific prices, volume breaks and supplier costs live in different files that are rarely the same version.

    One set of price lists

Odoo Sales applies customer, currency and volume-based price lists automatically, and Odoo Purchase keeps supplier prices and lead times in one place.

    • Purchase
    • CRM
  4. “Rent, deposits and renewals are tracked by hand.”

For property businesses, leases sit in folders, invoices go out manually and late payments are spotted at month-end.

    Rentals and recurring billing

Odoo Rental handles bookings, deposits and returns, and Odoo Subscriptions bills recurring rent or service charges and tracks renewals. Odoo Sign collects signatures on agreements.

  • CRM

Tracks every lead and deal in one pipeline, with the next follow-up always visible.

  • Purchase

Raises purchase orders from reorder rules, tracks supplier deliveries and matches their bills.

  • Inventory

Knows what is in stock, where it sits and what to reorder, across one or many warehouses.

  • Accounting

Full double-entry books: bank reconciliation, VAT returns, budgets and financial reports.

Good to know before you start

  • Odoo has no dedicated property management app in its standard set. Rental, Subscriptions, Accounting and Sign cover leasing, recurring billing and agreements for many small property businesses; larger portfolios usually need a third-party module or custom development, which we scope honestly in the assessment.

  • Landed costs, dropshipping and multi-currency are available in Odoo Community as well as Enterprise. Rental, Subscriptions, Sign and full Accounting are Enterprise apps.

  • Trading companies often run several legal entities in different countries. Odoo's multi-company setup handles that in one database, with inter-company transactions where you need them.

  • VAT and e-invoicing rules, such as ZATCA in Saudi Arabia or Making Tax Digital in the UK, can be configured with Odoo's localisation modules, and customs requirements vary by country. We confirm your country's requirements in the assessment.

Odoo for trading & real estate: questions

Can Odoo track the profit on each shipment or container?

Yes, with landed costs and analytic accounting. Each receipt carries its share of freight, duty and other costs, and sales from that stock show margin against the full cost.

Does Odoo handle multiple currencies and companies?

Yes. Multi-currency and multi-company are standard. Exchange rates update automatically from a source you choose, and each company keeps its own books and taxes inside one database.

Is Odoo suitable for real estate?

For agencies and small portfolios, often yes: CRM for buyers and tenants, Rental and Subscriptions for leases and recurring charges, Accounting for deposits and service charges, Sign for agreements. For larger portfolios with complex lease accounting or maintenance requests from many tenants, we'll scope the extra modules or development needed, or tell you if a specialist property system fits better.

Can Odoo handle back-to-back orders, where we buy only after the customer orders?

Yes. Make-to-order and dropship routes create the purchase order from the confirmed sale, and the goods can ship straight from your supplier to the customer.

How long does it take for a trading company?

As an estimate, a single-company trader on CRM, Sales, Purchase, Inventory and Accounting typically goes live in 6 to 10 weeks. Several companies or countries add time for each localisation.
